avoid disappointment please confirm your reservation by e-mail. The property
will be held upon receipt of the non-refundable deposit, which will be 20% of the total
cost of your holiday. If less than 8 weeks before the date of your holiday then the full
amount is due. Payment of the
deposit constitutes acceptance of these Booking Terms and Conditions. On receipt of the final balance all necessary holiday information will be sent to you including directions, key arrangements and contact numbers. We reseve the right to cancel your booking if payments are not received. |

| PAYMENT METHODS | A
cheque in pounds Sterling (£) drawn against a bank with a UK sort code A transfer to our bank account (details to be found on the Booking Form). |

| BOOKING CONDITIONS | The booking shall be made between the Guest and the Owner and these conditions shall be the booking contract. Although care is taken that the descriptions are accurate, no warranty is given to their accuracy and the owner shall not be liable for any inaccuracies. The deposit shall be sent to Mr L Bonham. The balance of the holiday payment is
payable 8 weeks before commencement of the holiday to Mr L Bonham. On arrival to the apartment a £100 / 150 euro refundable deposit is required to cover any material damage. |

| CANCELLATION | Once a booking is confirmed the Guest is liable for the deposit. Mr L Bonham must be notified immediately of any cancellation (with confirmation by e-mail). Cancellation refunds: 4 - 8 weeks prior to departure 50% of rate refunded 2 - 4 weeks prior to departure 25% of rate refunded Less than 2 weeks prior to departure no refund We strongly recommend that you use holiday cancellation insurance to cover the cost of your holiday. This will provide you with piece of mind if an unforeseen event forces you to cancel your holiday. |

| AVAILABILITY | The
booking is made on the understanding that the accommodation will be available to the Guest
on the date booked unless the Owner is unable to provide the accommodation due to
circumstances outside their control, e.g. damage to the property. The Owner or the Rental Management Company reserve the right of entry to the property at all reasonable times for the purpose of inspection or to carry out repairs or maintenance. We will endeavour to notify our Guests should this be the case. |

| CHECK-IN / CHECK-OUT | Check-in is usually after 16:00 on the date of arrival and checkout by 11:00 on the date of departure, although earlier / later times may be accommodated by prior arrangement. Please contact us directly in this regard. | |
| INCLUSIONS / EXCLUSIONS | The following are included within the rate: Electricity, water, bed linen and towels. |

| LIMITS OF LIABILITY | Guests who accept bookings agree and acknowledge that the Owner shall not become liable or responsible for damage or injury to the property or persons in connection with such holidays or arising directly or indirectly from Acts of God or hazards of water, fire or mechanical breakdown or other causes whatsoever nor can we accept liability for loss or additional expense dues to delays in sickness, weather, strikes, wars, animals, farming activities or acts of government and any other authority and any other cause. The holiday apartment may not be occupied by more than the maximum number of persons as stated on the website. If due to circumstances beyond our control the apartment becomes unavailable, then the Owner will refund all monies received and this constitutes the limit of the Owner's liability. |

| SWIMMING POOL (KOTOR-MUO ONLY) | The swimming pool at our Kotor-Muo apartment is quite deep and has no shallow end and is therefore not suitable for small children or for children who cannot swim. To use the pool children must be able to swim and must be accompanied by an adult at all times. Guests must accept any and all liability for the use of the swimming pool. The pool is open from approximately April through to September with the exact dates dependent on the weather. | |
| SECURITY | Guests must ensure that the apartment is locked and no windows are left open when unoccupied. In addition, for our Kotor-Muo apartment the main access door to the building must be locked at all times along with the main gate. | |
| INVENTORY | Should Guests have specific requirements, then a full inventory can be made available upon request. The inventory is checked after each Guests departure and guests may be liable for any items that are missing. Guests must not remove any items from the apartment no matter how small. | |
| SMOKING | Unfortunately smoking is not permitted within the apartment. However, smoking on the balcony areas is allowed. | |
| CLEANING | The apartments are cleaned thoroughly between each let. However, as only a limited period of time is available to clean properties. it is a condition of your let that Guests leave the property and its contents as you find it. A surcharge may be levied if this condition is not observed. | |
| OTHER GUESTS | The apartment is in a private area / complex and not in a hotel and therefore please give consideration to other guests. | |
| DEPARTURE | Guests must vacate the premises
without demand at the termination of the period of hire and return the keys to our Rental
Management Company. Guests must report any breakages to our Rental
Management Company and Guests are obliged to pay for any losses or
breakages. Please ensure that any rubbish is removed and placed in the bins provided on the road and that all crockery has been washed up and put away. |

| IMPORTANT NOTES | Please note that Montenegro is still in the process of developing its infrastructure and may not be currently to the standards expected in most Western countries. This may result in the occasional interruption of water and electricity supplies (at most risk during the peak season) and this is obviously beyond our control. Beaches and traffic can become congested during peak season (July / August). With the growing interest in tourism and holiday ownership it is inevitable that here is a lot of development and you are likely to see some building work. |
